Investor packs · VIC & WA

Every pack right,
the first time.

How the Prime Property team makes investor packs with AI. Your AI reads BCS, builds the Canva pack, files it and drafts the email. You check the things that matter.

How it works

01 · Once

Set up your AI

Claude or ChatGPT, it doesn't matter. Install a few things and connect Canva, Chrome and SharePoint. About 20 minutes, once. Set up

02 · Once

Paste in the Prime instructions

One block of instructions teaches your AI our process, our rules and our folders, so it works the same for everyone. Get them

03 · Every pack

Say "Make the pack for Lot ___"

Open the lot in BCS and ask. The AI does the work and shows you page 2 next to BCS. You check it, then it files and drafts the email. See the steps

Golden rules

These apply to you and to your AI, every time. They're also in the Prime instructions, so the AI follows them too.

    Step 1 · Once

    Set up your AI

Pick the one you already pay for. Both work the same way once the Prime instructions are in.

    Which model to pick

Getting the pack right matters more than saving usage. Use a capable model, and save usage by starting a fresh chat for each lot.

AppUse for every packUse for a tricky packDon't use for packs
    Claude (Code tab)Opus 5.5
Most accurate. Switch to Sonnet 5.5 only if you keep hitting your limit.
Opus 5.5Haiku (too light for pricing checks)
    ChatGPT CodexGPT-6.1 Sol, reasoning High
Capable, and lasts on a Plus plan.
    GPT-6 Astra
The most capable. Very limited on Plus (extra credits); included on Pro.
GPT-6 Luna, or Low reasoning (fast but misses things)
    • One lot per chat. Start a new chat for each pack. Long chats use your allowance much faster.
    • Let it finish the checks. Don't skip the page 2 vs BCS comparison to save time; that's where the mistakes get caught.
    • Model names and limits change. If yours look different, check Codex pricing.
    Claude

    Claude desktop app (Code tab)

    1. Install the Claude desktop app for Windows and sign in. A paid plan (Pro or Max) is needed for the Code tab.
    2. Open the Code tab and choose your working folder (e.g. Documents\Prime Packs).
    3. Connect Canva: Settings › Connectors › Canva › sign in with your Prime Canva login.
    4. Install Playwriter (lets the AI use your Chrome for Outlook, SharePoint and Cloudflare): add the Playwriter Chrome extension to the Chrome profile you use for Prime, pin it, and click it so it turns colour. Then ask Claude: "install the playwriter CLI".
    5. Paste the Prime instructions (step 2) into a file called CLAUDE.md in your working folder, or use the Download button.
    6. Test: open any lot in BCS and say "Check Lot ___ against BCS".
    ChatGPT

ChatGPT Codex (included with paid ChatGPT)

    1. Install Codex, OpenAI's coding agent that works on your computer. It's included with ChatGPT Plus, Pro and Business. Sign in with your ChatGPT account.
    2. Choose your working folder (e.g. Documents\Prime Packs).
    3. Connect Canva: add Canva's MCP server to Codex (Settings › MCP servers, or ask Codex to add https://mcp.canva.com/mcp) and sign in with your Prime Canva login.
    4. Install Playwriter: the same Chrome extension as above, pinned and switched on in your Prime Chrome profile. Then ask Codex: "install the playwriter CLI with npm".
    5. Paste the Prime instructions (step 2) into a file called AGENTS.md in your working folder, or use the Download button.
    6. Test: open any lot in BCS and say "Check Lot ___ against BCS".

Codex steps are being confirmed on the first team laptop. If a screen looks different, ask your AI, as it can usually talk you through it.

    You'll also need

    • BCS open on the same computer (VPN on). The AI captures the BCS window itself and never types into BCS.
    • Your Prime Chrome profile signed in to Outlook, SharePoint and Canva.
    • Canva on the Prime Property team, with access to Investor › VIC / WA.

    Step 2 · Once

    The Prime instructions

This is the whole playbook for your AI: the process, the checks, the rules, the folders and how to write the email. Everyone uses the same text so every pack comes out the same.

What you do, what the AI does, and what you must check before it moves on.

    Try saying this

Talk, don't type. Press Win + H to dictate into any app, or use the mic button in Claude or ChatGPT. Speak normally, the way you'd ask a colleague.

        Check tool

        See what the AI checks

Use this to learn what the AI is checking, or to double-check a pack yourself. Drop in a BCS screenshot and it runs the same checks the AI runs.

In BCS, open the estate on STOCK_REGISTER, click the lot's row and make sure all the variances are visible. Then drop a screenshot here. It's read in your browser and never uploaded.
